Everything inside the walls of the Condominiums has exclusive ownership rights of the owner as well as a share of the common elements of the condominium development with the other owners in the building. The majority of the time the community is privately owned as well as maintained by the co-owners. The only time this isn't the case is when the local government agrees to take responsibility for maintaining a portion of the development. The most common example of this type of agreement is if the roads through a condominium development become public. The ownership of each condominium residence in the development will be designated a percentage of ownership in the Master Deed. Your percentage of ownership will determine each owners responsiblity for payment of association fees, assesments, and in some cases will determine you voting percentage at association meetings. All of the rules and regulations are disclosed and explained in the Condominium Documents that are given to you prior to your purchase for review.
